We require the following to provide our pre-approval

  • Completed, signed, and dated loan application

  • Last 2 years' tax returns for the borrowers and guarantors

  • Signed and dated credit authorization

  • Business entity documents, if any

We review each loan on a case-by-case basis using these 8 factors

  • Bankruptcy Status

  • Criminal History (Crimes of Moral Turpitude)

  • Pending or Threatened Unpaid Judgments

  • Federal or State Tax liens

  • Foreclosure Proceedings (Property Owner)

  • Your Credit

  • Your job History

  • Available Funds

If your loan scenario is an especially good one (e.g., high equity), credit, job history and available funds will not be a factor to determine approval or lending terms.
